This project involved specialist fire remediation works to an existing private apartment block in Manchester city centre to ensure the building was compliant with the new Building Safety Act.

Emergency investigative and preventative works were carried out to mitigate fire risk and establish compliance with building control and fire regulations, enabling an EWS1 certificate to be provided.

The works included the removal of various façade treatments (stonework, timber cladding, aluminium cladding, spandrel panels) and associated combustible materials.

New fire separation measures and compliant materials were then installed, together with new compliant façade treatments to maintain the original visual appearance of the building.

There was an extensive pre-contract period to ensure the proposals met new regulations and resolved complex funding and contractual arrangements. As part of the project we developed a new robust quality and compliance audit system to document all works from removal to completion with client access for complete transparency. All of the apartments remained fully-occupied during the works and we were able to complete the works with minimum disruption.

As part of our social value and localism approach to the project we supported local charity Wood Street Mission, including taking part in the charity’s Christmas presents campaign and book appeal.
