This refurbishment project involved the transformation of an existing space on the ground floor of Manchester Metropolitan University’s Cavendish Building for use as a ‘Robotics Living Laboratory’ for Manchester Fashion Institute.

The space is used by students to develop solutions for innovative manufacturing processes and has been equipped with new storage areas, a dedicated PPE store, and workshop areas.

The work undertaken included the installation of temporary protection and the demolition of internal walls and the removal of existing doors, suspended ceilings and floor coverings. New windows and glazed doors were added to improve the thermal efficiency of the space, while new partitions and flooring were added throughout.

Mechanical and electrical works included the removal of the existing radiators and rerouting pipework to support the installation of a new, upgraded, energy efficient, heating system. New LED lighting, security, and high-speed data installations were also added alongside new furniture and equipment.

External works comprised the dismantling and removal of the external courtyard steel structure and upgrades to the overhead glazing, paving, lighting, and the installation of new tree planters.

This project was completed within a complex, live, occupied, urban campus, so it was essential the working areas were secured throughout the project, which was achieved by using solid wooden hoardings as segregation, with code locked gates. A secure, segregated, walkway was installed between the building’s courtyard and the rear service area, for the duration of the project, to ensure the safety of all personnel requiring access.

The project delivered a number of successful social value outcomes, including 98% of waste diverted from landfill and use of a local supply chain.
